From that conversation, we draft blueprints and turn them into permit-ready plans for your approval. While we wait on the county to approve permits, we start the design and planning phase. By the time the permit clears, the project is ready to break ground.

Home additions average around three months from contract to start of construction. Two months for planning, renderings, permit drafting, and client revisions. One month for the county to approve permits. Full home renovations average two months of pre-construction planning before work begins. Kitchen and bathroom remodels move faster. Every project gets a written schedule before we break ground.

You review inspection attachments and project documents in real time. You also have a dedicated project manager and superintendent assigned to your job. Regular check-ins keep you in the loop without you having to chase anyone for an update.

Yes. VIVO drafts permit-ready plans and submits them to the appropriate jurisdiction. Richmond, Henrico, Chesterfield, Glen Allen, Midlothian, Moseley, and Manakin-Sabot all have their own permitting processes and we handle each one. Permit review timelines vary by county. We build that timeline into the project schedule from day one so there are no surprises.

Yes. These builds require detailed structural analysis, beam and joist work where needed, and careful sequencing to protect the home and the family living in it during construction.

We design every kitchen, bathroom, and remodel project in 3D rendering software before a single material is ordered. You see the space the way it will look when it is finished and we revise until it matches your vision. From there, we meet you in person at our suppliers. Cabinets, stone, tile, fixtures, finishes. You touch the materials, see the colors in real light, and make every selection with our team next to you.

Every VIVO project carries a 1-year workmanship warranty from the date of final walkthrough. Anything we built, installed, or finished is covered. Every contract also includes the VIVO punch-list clause. We do not collect the final five percent of the contract until you walk the finished space with us and approve every detail. Anything on the punch list gets corrected before final payment. The warranty starts after that walkthrough.
